Planning permission granted for Living Space Housing’s third affordable housing scheme in Telford

Solihull-based Living Space Housing has received a Resolution to Grant for a scheme of 38 new homes off Park Road, which is within Telford & Wrekin Council’s Malinslee ward. All of the properties have been designated for affordable rent to help meet the Local Authority’s housing needs.

The 0.86 hectare (2.1-acre) development site has a gross development value in excess of £6million. Living Space Housing assembled the land, secured the planning permission and will construct the scheme. The company is in the final stages of negotiations with a large Midlands-based housing organisation who it will deliver the new homes on behalf of.

The site density is 44 dwellings per hectare, which is lower than the overall density for the local area. The architect for the scheme is Birmingham-based residential design specialist BM3. The accommodation mix comprises four one-bedroom maisonettes, nine two-bedroom houses, 21 three-bedroom houses, two two-bedroom bungalows and two three-bedroom bungalows.

The new development will be constructed in red brick with striking rendered features and all 38 homes will have designated parking provision. It is anticipated that work will be able to commence on site in July 2020. Couch Consulting is the Engineer for the project and Waldeck Consulting is the Employers Agent.

Four weeks ago, the company announced that it has secured a 6.3-acre site off Majestic Way in Telford from Homes England, with the disposal being managed by Telford & Wrekin Council as part of the Telford Land Deal.

Living Space’s first three live development sites comprise 26 homes located off Britannia Way in central Telford, 51 homes at Pixiefields in Cradley, on the outskirts of Malvern, Herefordshire and 48 homes at the former Victoria Carpets Sports Ground on the outskirts of Kidderminster town centre in Worcestershire. All are mixed-tenure schemes. The latter two are in conjunction with leading affordable housing provider Stonewater, while Living Space’s remit covers all aspects of land acquisition, planning, development and construction.

Providing an end-to-end service to Registered Providers (RPs) enables them to deliver more homes with greater efficiency. Living Space can also assist RPs by delivering open market homes in order to help with a scheme’s viability.
