First homes at roof stage at £3.6m affordable housing development in Telford

Construction work is progressing at a scheme of 26 affordable homes located off Stadium Way in the village of Hadley, Telford. Living Space Housing has installed the roofs at the first tranche of homes at the 1.3-acre brownfield site, which has a project development value in excess of £3.6m.

All of the homes on the development are being delivered for Accord Housing and will be made available for affordable rent. Living Space is set to deliver the first completed homes in early 2021, with the scheme scheduled for completion in spring 2021. The development land neighbours Hadley United Services Bowling Club and was previously used as a camping and caravan centre. The scheme is the result of partnership working with Telford and Wrekin Council, which received £884,000 funding from Homes England.

With internal works now well underway, the first tranche of homes will be handed over to Accord Housing in early 2021. We are delighted to report that the whole scheme will be completed and available for occupation shortly after.

“This is our first project with Accord Housing, and it was also our first development to get underway in Telford. Our team has worked extremely hard to ensure all guidance regarding social distancing and hygiene is adhered to at all times. We are grateful for the support from our sub-contractors, consultants and the Accord Housing team, which will enable these much-needed affordable homes to be delivered within the coming months.”

Living Space Housing secured planning consent from Telford & Wrekin Council late last year to develop the 14 two and three-bedroom houses and 12 one and two-bedroom apartments. Existing mature specimen trees have been incorporated into the design layout of the scheme, ensuring the new homes have an enviable leafy setting. Designed by Birmingham-based BM3 Architects - which specialises in affordable housing schemes - the houses and apartments are being constructed using red brick and render.

Living Space is a development-led residential planning, design and construction services solution for Registered Providers, PRS Funds, the NHS, Universities and Defence Estates, which provides an end-to-end service, enabling more homes to be delivered with greater efficiency. Having launched to the market in 2019, it already has a total of 484 residential plots under construction or in the planning system across the Midlands, Bedfordshire and Oxfordshire, representing a combined construction value in excess of £80million.

Providing an end-to-end service to Registered Providers (RPs) enables the delivery of more homes with greater efficiency. Living Space Housing takes care of land, planning, design, build and development. It can also assist RPs by delivering open market homes in order to help with a scheme’s viability. This enables Living Space’s clients to be able to focus on the funding and management of high-quality homes for their residents.

Living Space’s other live development sites comprise 38 homes located off Park Road in the Malinslee ward of Telford for The Wrekin Housing Group, 51 homes at Malvern Oaks in Cradley, on the outskirts of Malvern, Herefordshire and 48 homes at the former Victoria Carpets Sports Ground on the outskirts of Kidderminster town centre in Worcestershire. The latter two are in conjunction with affordable housing provider Stonewater.
