Key worker discount scheme launched at Malvern Oaks in the Herefordshire village of Cradley

September 7, 2020

A £5,000 discount off the purchase price of a house or bungalow will be applied at Malvern Oaks for all those identified by the Government as a Key Worker, providing a vital service while the UK continues to tackle the Coronavirus pandemic. The discount is available to everyone working in health and social care, including support workers and anyone working in the supply chain. The scheme is also open to all education and childcare professionals; those providing key public services; all staff working in food production, processing, distribution, sale and delivery; public safety and national security personnel; transport workers; and those providing essential utilities, communication and financial services.

Steve Davies, Managing Director of Living Space Housing said: “We are living in unprecedented times and the heroic efforts of all Key Workers who are continuing to perform their vital roles is something we are all incredibly thankful for. Having received enquiries from a number of Key Workers looking to move onto or up the property ladder, we wanted to reach out and put a discount scheme on the table. The £5,000 discount is now available on all 15 homes that are currently available for sale at Malvern Oaks.”

Malvern Oaks is already 70 per cent sold and there are only three homes remaining in the current release. There are two three-bedroom Acton houses, priced at £275,000 and a Stanford bungalow, which has two bedrooms plus a study, priced at £350,000. The development of 51 high quality new homes is in a scenic rural location, benefitting from dramatic views over the Malvern Hills. The first homes are due to be completed within the coming months and a new playground is also being built to create a natural meeting place and encourage a strong sense of community amongst the future occupiers.

Steve Davies added: “At present the busy Malvern Oaks construction site is not accessible to the public, however, we have created a viewing platform, located off Chockbury Lane in Cradley. This enables all prospective purchasers to see the advanced stage of construction, visualise the layout of the scheme, and take in the inspiring scenic views. It is great to see people using the viewing platform and sharing in our excitement for this special development.”

The Government’s Help to Buy initiative can be used in conjunction with Living Space’s Key Worker discount scheme, enabling purchasers to buy a new home at Malvern Oaks with just a five per cent deposit. 20 per cent of the sales price can be covered by the Help to Buy Government loan, with a homeowner mortgage required for 75 per cent of the value.

The collection of traditional brick and render homes will feature a quality specification, including kitchens from Moores Furniture, complete with a range of integrated Zanussi appliances. The Twyfords bathrooms will feature Porcelanosa wall tiling and complementary Karndean flooring. There will also be Karndean flooring fitted to each kitchen/dining area, utility, cloakroom, hallway and understairs cupboard. There will be turf and planting to all front gardens, with closeboard fencing, turf and block paved patios to the rear gardens where applicable. A show home and marketing suite will be opened to the public in October.

Cradley is typical of Herefordshire’s peaceful, close-knit villages, renowned for its breathtaking countryside. St James Church, which dates back to the Norman era, is situated in the centre of the village. Other local amenities include Cradley Chapel, a butchers and general store, the Red Lion Pub, Cradley C of E Primary School and the timber-framed Village Hall, which dates back to the 16th Century. A Resource and Heritage Centre, Post Office counter, community design and printing services, and a regular programme of activity sessions for all ages are all on offer in the Village Hall.

To ensure all staff, contractors and visitors can work safely, Living Space Housing has produced a Covid-19 Safe Operating Procedure. It has been compiled with Government and Construction Leadership Council guidance and is in operation across Living Space’s portfolio of development sites.

Living Space Housing has a total of 406 residential plots under control, representing a combined construction value in excess of £61million. The company’s other two live development sites comprise 48 homes located at the former Victoria Carpets Sports Ground in Kidderminster, and 26 homes located off Britannia Way in central Telford, Shropshire.

Malvern Oaks is located off Pixiefields, Cradley, Herefordshire, WR13 5ND, where the viewing platform can be found. The homes are currently being sold off-plan from Connells’ Malvern office. To register your interest, please call 07498 242 694 or email malvernoaks@livingspacehousing.co.uk.
