Construction Starts on 57-Home Affordable Development in Houghton Regis

February 18, 2026

Construction has commenced on a significant new affordable housing scheme in Houghton Regis, Bedfordshire, where 57 homes are being delivered on land at Hand Post Field, marking the latest phase of housing expansion in the area.

The development will offer a varied mix of one-bedroom apartments, two-bedroom bungalows, and two-, three-, and four-bedroom houses. It also includes nine purpose-built supported-living flats for residents with learning disabilities, enabling more people with higher support needs to live independently and securely within their community.

The project is being brought forward by Living Space in partnership with Amplius. Engineering expertise is being provided by consulting engineer Levee Consulting whilst Living Spaces’ own in-house architectural team led the design. Day-to-day construction on site is overseen by Site Manager Chris Allen, an award-winning manager recognised this year by the NHBC Pride in the Job Awards for excellence in site quality and management.

Marcus Keys, Chief Development and Commercial Officer at Amplius, said: “This development will create a new mixed-tenure community and enable local people to either take the first step towards their homeownership dream or have the chance to rent a high-quality, affordable home.

It’s great to see work getting underway on both the supported and general-needs housing, and we’ll continue to work closely with Living Space as construction progresses. I’m looking forward to watching the development mature and welcoming our new customers later this year.”

Paul Breen, Managing Director at Living Space, added: “We are delighted to be extending our successful work in Houghton Regis with this being Living Spaces’ second development in the area. Our in-house architectural team has designed a scheme that balances quality, sustainability, and community needs, supported by the technical expertise of Levee Consulting. With Chris Allen as Site Manager, residents can be assured that their homes are being built to the highest standards.”

Homes will be made available for social rent and Shared Ownership, broadening access to affordable, secure housing. The development is scheduled for completion in November 2027.

Fay Hirel, Director of Housing Services at Amplius, said: “Being able to provide supported-living accommodation on this site is really important to ensure local people can live in their own home while receiving the support that meets their needs. These new flats will replace a financially unviable arrangement currently in place, meaning we can offer long-term security of tenure to customers we’ve supported for the past decade.”
